Garage door maintenance checklist for Brisbane homes

Brisbane's humidity, storms and bayside salt air all add wear. These routine checks suit sectional and roller doors (a curtain of slats that rolls up around a barrel) alike, and take about ten minutes.

Safety checks that matter most

A garage door is the largest moving object in most homes. These safety checks protect children, pets and anyone in the doorway, and confirm the door meets the basic safety behaviour expected of a powered opener.

  • Test the auto-reverse (the safety function that stops and reverses the door if it hits something while closing) by placing a solid object flat on the floor in the doorway and closing the door. It should reverse on contact.
  • Test the photo-eye sensor (the infrared beam across the doorway near floor level) by waving an object through the beam as the door closes. The door should stop and reverse.
  • Find and pull the manual release cord (the red cord that disconnects the door from the opener so it can be moved by hand) so you know how to open the door in a power cut.
  • Keep fingers clear of the gaps between panels and never let children play near or under a moving door.
  • Do not attempt to adjust or replace a torsion spring (the wound spring above the door, under extreme tension) yourself. Always use a qualified technician.
  • If the door is off its track or a spring has snapped, stop using it and book a repair.
